Status Report : June 25th 2007

We have good news on the access roads. 2 lanes on Sarjapur road have been completely tarred except for 3 patches where culverts are being repaired. Also the turn from Sarjapur - Attibelle Road at Billapura to Exide has been completed. We now have a shorter and a smoother ride to Clover Greens.

Status on the Golf Course is as follows

3 lakes, including the main irrigation lake with a capacity of 15 million liters, have been completed.




4 fairways have been completely grassed and 3 more are slated for completion by July. In May, a cloud burst, resulted in 95 mm of rain in a single night. We had a significant setback in the schedule. The setback is being analyzed, however it is certain, we will not tee off on Jan 1st, 2008.










As each hole is completed, the automated irrigation equipment is being commissioned on a roll-out basis to water the turf.

The turf maintenance equipment has been procured and is already in use. The maintenance shed for the turf equipment has been completed.

The project has been cleared by a Central Government Committee that reviews applications for Environmental Clearance and we are awaiting the Certificate. Post obtaining the Certificate, construction can commence. Many Early Birds have been requesting registration, construction details, estimates etc. We are being cautious to ensure we have all the clearances, after which we can execute the villa agreements.


Cushman & Wakefield has been selected as the Project Management Service Company to start the processes associated with building the villas and the related infrastructure. We expect to break ground in the not-too-distant future. Cushman & Wakefield will drive all processes including the bidding and selection of the construction contractor. Companies short-listed for construction are Shapoorji Pallonji, L&T, Ceebros, etc.

An open house was conducted at Clover Fields Club on April 7, 2006 at Clover Fields Club. Most of the customers attended and had an opportunity to meet the promoter group, the firm designing the villas, the golf course designer, etc. The interactive session was followed by a showcasing of all the villa designs by the architects. Feedback from customers has been integrated into the final villa designs.

The villa designs have been frozen. Clients in the Early Bird and Preferential Offer Programs will shortly be contacted to start the villa design selection process.

The Construction Agreement for the villas is in the process of being finalized. This Agreement will highlight all details including, Initial payment, Milestone payments, Time line for completion, Finish details, Cost details, Obligation of construction agency, Obligation of customers, etc.

Post delivery of the finished villa and acceptance from customer, all plots will be registered.

At the time of registration, each customer will also sign, a membership agreement with the golf club which outlines the terms and conditions of the membership. Please note that the Golf Club is being operated as a private limited company, with all residents in the project being offered an automatic membership, but subject to conforming to the rules of the golf club. A document that requires each villa owner to conform to the bye-laws of the home owners’ association in the project.
